    Aspect, floor, view, condition, and the time pressure on either side.

About the confidential assessment

Does Pactum replace my estate agent?
No. Your agent continues to source listings, arrange viewings, sign the provisional agreement and manage completion. Pactum acts for the buyer on price negotiation only. The roles are different and run in parallel.
Is this a free property valuation?
No. The initial assessment only decides whether the flat is suitable to take on. It is not a free valuation report, an offer recommendation or a negotiation strategy.
What information do you need to assess a target flat?
At minimum a listing URL or estate name, the current asking price, and one contact detail. Block, floor, saleable area and layout make our judgement more accurate.
Will you take every case?
No. Where evidence is thin, where the price already sits close to market and our value-add would be limited, or where the property falls outside our scope, we say so and decline.
How does the fee work if Pactum is appointed?
The fee is (asking price − final transaction price) ÷ 2, invoiced only at the signing of the provisional agreement for sale and purchase. If no reduction is achieved, there is no fee.
Is my information confidential?
Yes. It is used only to assess your case and reply to you. Nothing is published, no shareable result page is created, and nothing is passed to vendors or listing agents.
