We negotiate for the buyer, and only the buyer. Paying several hundred thousand less also cuts your stamp duty, agency commission and decades of mortgage interest — and we only charge when we secure a reduction.
A confidential consultation to understand the property, your budget and your timeline. Work begins once the engagement letter is signed.
Comparable sales, in-estate transaction patterns, market liquidity and seller motivation shape the strategy. We then negotiate directly with the seller and their agent.
Once the price is agreed we prepare a total savings statement covering price, stamp duty, agency commission and mortgage interest. Our fee is based on the negotiated reduction and is invoiced on signing of the Provisional Sales & Purchase Agreement. No reduction, no fee.
Our own scoring and valuation model covers the major Hong Kong estates: recorded deals, rental yield, live listing counts, liquidity, building age and developer. Before every negotiation we model a fair-value range from that estate's own deals and comparable units, then set a negotiation target — so you know exactly how far the asking price sits above the market.
View the Hong Kong Estate ScoreIllustration: an asking price of HK$15,000,000 negotiated to HK$14,200,000. Ad valorem stamp duty at Scale 2 rates; agency commission at 1% of the transacted price; mortgage interest assumes 70% LTV over 30 years at 3.5% p.a., shown as the difference in total interest over the life of the loan. Figures are estimates and vary with individual circumstances.

We accept no commission or referral fee from sellers or listing agents. We act for one party only: the buyer.
Every engagement starts with a comparables report, in-estate transaction pattern, market liquidity read and seller motivation profile. Every recommendation is evidenced.
We do not replace your estate agent — viewings, contracts and mortgage flow stay with them. We focus on one thing: getting the price down.
Our result is measured by what you actually save across price, stamp duty, commission and mortgage interest. If we secure no reduction, we charge nothing.
Four components: the reduction in the agreed price; the lower ad valorem stamp duty (Scale 2) that follows; the difference in agency commission at 1% of price; and the interest saved over the life of the mortgage as the loan amount falls (assuming 70% LTV, 30 years, 3.5% p.a.). Stamp duty follows the actual bands; commission and interest are estimates and vary by circumstance.
Estate agents source properties, arrange viewings and close transactions — typically for 1% commission from each side. We do none of that work. We represent the buyer at the negotiation only. The roles are complementary.
No, and we do not need to be — we do not perform regulated agency work (listing, matching, signing agency agreements). We act as an independent buyer-side advisor on price only.
Yes. Your agent continues to source properties, arrange viewings, prepare the provisional agreement and manage the transaction. We come in only for the price negotiation.
Fee = (Asking Price − Final Agreed Price) ÷ 2, invoiced only on signing of the Provisional Sales & Purchase Agreement. For example, an ask of HK$15,000,000 negotiated to HK$14,200,000 is a HK$800,000 reduction and a HK$400,000 fee — while the buyer's total saving, including stamp duty, commission and mortgage interest, is roughly HK$1,183,000. If we secure no reduction, we charge nothing.
